BUILDING
1.
Size of apartments – 1 bedroom 620 square feet – 2 bedroom
789 square feet
2.
How many units? 68 in total; 36 2-bedroom units; 32 1
bedroom units – of the total units 21 are barrier-free meaning lower
counters etc.
3.
Storage facilities for personal belongings apart from in-unit
storage? No but each unit has a den which can be used for storage if
the tenant chooses
4.
Are there barrier-free apartments? Yes – 21 but all the units
have tub and toilet bars installed and are blocked for additional bars
if needed
5.
Heating system? Forced air natural gas heating and air
conditioning – units controlled individually
6.
Maintenance person? Yes, part-time
7.
Garbage services? Yes including recycling
8.
Can I paint my unit? No – standard paint colours throughout
building
9.
Are there assigned parking spots? – Yes each unit will have a
spot assigned. Parking is included in the rent. Ample visitors parking
also available.
10.
Do I get a discount on my rent if I don’t have a car? No – spot
available for your visitors
11.
Occupancy date? Approximately January 2021
12.
Can there be more than 2 people living in the apartment? In a
2-bedroom unit there could be 1 extra person provided that person
meets the age requirement or is considered to be special priority as
per the Age Restriction Policy.
AMENITIES
1.
What is provided in the apartments? Appliances – fridge, stove,
microwave, washer, dryer - 2 bedroom units have a dishwasher –
tenant provides furniture, curtains etc. In addition, there is a large
common room with kitchen facilities. This can be booked by tenants
for family events etc. As well, there is a Guest Suite that can be
rented for overnight visitors.

Laundry facilities? Washer and dryer in each unit, included in
the rent
3.
Are pets allowed? Yes, 1 small dog or 1 cat as per Pet Policy –
no reptiles etc. – vet certified annually

2.
Do I have to pay a deposit in advance? Yes, an amount equal to
one month’s rent; considered last month’s rent upon move-in
3.
Will there be Rent-Geared-to-Income units? No – RGI means
that rents vary by individual based on the household income;
Affordable Housing uses a rate set by CMHC – these rents do not
vary based on income
4.
Payment format? Post-dated cheques, no cash – Pre-
Authorized Debit may be available – rent is due on or before 1st day
of every month
5.
Is there a Wait List? Yes, there will be separate Wait Lists for
Market units and Affordable units (subdivided into 1-bedroom and 2-
bedroom units)
6.
Is there an income limit for the affordable housing units? Yes,
an annual income review is required - $37,000 for a single or $43,500
for a couple.
7.
What is the application process?
•
Complete an application form for either market or Affordable
unit based on income. If a unit is available you will be asked to
include with your application a cheque equivalent to one month’s
rent.
•
Manager completes a credit check and if applicant clears credit
check and a unit is available the Manager will offer a unit, at which
time applicant will have 2 business days to accept or decline.
•
At this time the Applicant can decline 3 times without being
moved to the bottom of the list and before name is removed from
wait list. If a unit is not available the Manager will place the applicant
on the appropriate wait list as of the date the application was
received.
